Why the online number is often wrong

Zillow and Redfin lean on data that assumes a typical, high volume suburban market. Waterfront, land, and older coastal homes do not price the same way. A real valuation looks at what is actually selling nearby, not an algorithm’s best guess.

Selling a second home is a different conversation

Carrying costs, how the property was used, and timing around the season all shape the right strategy. What works for selling a primary residence often does not fit a camp, cottage, or waterfront retreat.
